Should You Buy a New Build or a Resale Property in Javea?
You might think it comes down to taste. Modern lines vs arches and tiles. Smart home tech vs mature trees in the garden. But if you’re buying in Javea, the real question isn’t which one looks better. It’s which one fits your needs—financial, practical, and personal.
As agents with nearly 30 years’ experience in the area, we’ve helped buyers navigate both paths. Here’s how to think it through.
What Are You Getting with a New Build?
Take a look at the Ibiza-style villa. Clean white lines, panoramic views, ready soon. Everything from the underfloor heating to the pool is brand new. No surprises, no structural surveys throwing up issues at the eleventh hour. And because it’s a new build, it comes with a guarantee. That peace of mind has value.
Same goes for Villa Infinity and the New Mediterranean-style luxury villa in the Montgó area—these homes are high-spec from the start. Triple glazing, energy-efficient design, and contemporary layouts that make the most of natural light.

But these homes tend to sit at a higher price point, especially if they have sea views or top-tier finishes. Some are sold off-plan, like the “Beastly” villa project or the New Villa Ready to Start Construction, meaning you’ll need to wait several months before moving in.
What About a Resale?
Now compare that to Villa Castellans, with its large garden and generous size, already built and ready. Or Villa Ermita, which boasts open views and traditional style across a spacious layout.
Then there’s Villa Ambolo. Fully furnished, six bedrooms, already lived in—which means quirks, character, and charm. If you value established plots with mature trees, privacy, and an existing sense of place, resale villas can be incredibly rewarding.

They’re also often priced more competitively per square metre. In many cases, you’ll get more house for the same money. And there’s no wait to move in.
What Will You Have to Fix or Finish?
Here’s the rub: resale homes usually come with a to-do list. It might be minor stuff (new bathrooms, painting), or it might be bigger (retiling the pool, installing air con, replacing single-glazed windows). Either way, there’s always something.
With new builds, you pay more upfront, but the work is done. With resales, you might pay less—but then face six months of tradespeople, quotes, and snag lists. Worth it? Depends how hands-on you want to be.
What’s the Resale Market Really Like in Javea?
Still strong. Homes like Villa Alamo (modern design, ready to go) or Villa Tosalet (traditional character, move-in condition) continue to attract interest. Especially when priced realistically. The key thing here is timing. If you’re hoping to spend the summer in Javea this year, a resale might be your only real option.
What Type of Buyer Are You?
Ask yourself this:
- Do you want a home that reflects you, designed from scratch? New build.
- Do you prefer homes with history, settled gardens, and perhaps a lower purchase price? Resale.
- Are you OK with waiting? Or do you need the keys this side of summer?
There’s no right answer—only the one that fits your plans.
Can You Really Compare Like-for-Like?
Not always. A new build and a resale may both be 250 m² with sea views, but the feel will be different. One will be gleaming, the other lived-in. One has floor-to-ceiling glass; the other, shaded terraces and thick stone walls that hold the heat in winter.
A smart comparison is between needs and extras. What’s non-negotiable for you? Location? Layout? Style? That’s where the difference becomes clear.
