The Best Areas to Buy Property in Javea (Updated for 2025)

You can read the guidebooks. Scroll the forums. Check the Google reviews of every urbanisation from Balcón al Mar to Tosalet. But if you really want to know where to buy in Javea, ask someone who’s helped people buy here for nearly three decades. Better yet, ask the people who bought, stayed, and said they wouldn’t live anywhere else.

Here’s a clear, no-nonsense breakdown of the areas buyers are actually asking about in 2025—and what it’s like to live there.

Arenal

Let’s start with the obvious. The Arenal beach area is busy, central, and full of life. You’re close to restaurants, shops, and the sea—which is precisely why apartments here rent so well. It’s a favourite for families and short-term investors.

Buyers tend to fall into two groups here: those looking for a place they can use and rent out when they’re away, and those who want to be able to walk out the door in flip-flops and be on the beach in five minutes. If you want peace and quiet, this might not be your spot. But if you want action, it’s a good bet.

The Port (Puerto)

The port area feels more lived-in. Less seasonal. You’ve got good restaurants, a nice promenade, and all the day-to-day services like banks and supermarkets. It attracts a mix of retirees, long-stay expats, and couples who want convenience without the Arenal’s summer crowds.

Properties here range from modern apartments to older flats with balconies that actually get sun. Parking can be tricky. But once you live here, you might not drive much anyway.

Old Town (El Pueblo)

The historic centre isn’t just for tourists with cameras. It’s a proper working town, with local shops, markets, and year-round community. Streets are narrow and full of character. You’ll find townhouses with beams and quirks, plus the odd modernised flat tucked behind a traditional façade.

It’s ideal for those who don’t need a pool or a sea view but want to feel part of something real. You’ll need to be OK with occasional fiestas outside your front door. But that’s part of the charm.

Montgó

Montgó isn’t a neighbourhood—it’s a mountain. But the south-facing slopes below it form one of the most desirable residential areas in Javea.

You’ll find detached villas, big plots, mature gardens, and incredible views across the valley. It gets the sun all day and offers peace, space, and a strong sense of privacy. There’s no nightlife here. But if you want nature, breathing room, and morning coffee with mountain views, Montgó delivers.

Tosalet

One of Javea’s first planned urbanisations, Tosalet has wide streets, green zones, and a cohesive feel. Properties here tend to be traditional villas—arched naya terraces, white walls, terracotta roofs.

It’s a favourite with second-home owners from Spain and Northern Europe. Safe, well-managed, and quiet. It’s not the cheapest area, but homes here hold their value.

La Corona & Cuesta San Antonio

This is the high-end hillside zone above the port known as Cuesta de San Antonio. Properties here command a premium for a reason—they sit on elevated plots with sweeping views of the bay, the town, and the open sea.

They’re rarely on the market for long, and when they are, it’s often above the €1 million mark. But if you’re looking for prestige, this is it.

Be prepared for steep driveways and tighter access. These are not flat plots. But once you’re up there, it feels like you’re floating above Javea.

Rafalet & Pinosol

Further inland, the areas of Rafalet and Pinosol offer better value per square metre. You’ll still find villas with pools and views, but prices are lower than in the more established coastal zones.

This is where we often guide value-conscious buyers who are willing to do light renovations or want more house for their money. It’s also quieter, with a more residential, year-round feel.

Benitachell (just outside Javea)

Technically not Javea, Benitachell is just five minutes away. Prices are lower, especially in developments like Cumbre del Sol, which offers sea views and a mix of property types.

A good option if your budget doesn’t quite stretch to Montgó or the port but you still want access to everything Javea offers.

Final Thoughts

There’s no perfect area. Just the one that suits you best. If you want walking distance to restaurants, the Port or Arenal work. If you’re looking for space and peace, head for Montgó or Tosalet. If you’re chasing sea views, try La Corona. Still unsure? That’s normal.
