In 2024, Costa Blanca property prices rose around 9% year on year, and in 2025 we’re seeing even stronger gains, up between 10% and 15% in Alicante province alone. Foreign buyers still make up nearly 44% of transactions here, and data shows more viewings and actual offers happen in autumn compared to high summer. That extra pause before the Christmas holiday season turns into real decisions.

If you’ve ever visited Jávea in mid-August, you’ll know: it’s hot. Gloriously so, but not always ideal for viewings. Buyers arrive sweating, roads are crowded, and the town can feel more like a theme park than a future home.
Autumn is the opposite.

In particular, we see a spike in UK and Dutch buyers during these months. The UK tax year planning window reopens, Dutch clients return from their holidays with spreadsheets and intent, and Belgian families with older children start to explore longer-term relocation options.
It’s not unusual for a buyer to say, “We’ve been looking for a while, but we want to make a move before the end of the year.”
Waiting Until Spring Could Mean Missing the Moment
A lot of people delay until January. They assume that’s when things pick up. But by then, the smart buyers have already seen the best options, and made offers.
In real terms, autumn gives you a head start. If you’re buying, you get more choice and potentially better terms. If you’re selling, your home doesn’t have to compete with the spring rush.
