If\u00a0 you need help with applications, we recommend contacting a local Gestor or Lawyer to help you; they will be able to navigate the system much easier and could save you a lot of time.<\/p>\n<p><strong>Latest News<\/strong><\/p>\n<p>Starting on\u00a0<strong>July 1, 2025<\/strong>, a significant change has taken place regarding short-term rental properties in Spain. Under the new law, all properties being rented for short-term stays\u00a0(less than 30 days)\u00a0must be registered in the\u00a0National Registry of Short-Term Rentals in addition to holding a regional tourist license.<\/p>\n<p>Currently,\u00a0major rental platforms are legally required to request two key identifiers\u00a0before allowing you to publish your listing:<\/p>\n<ol>\n<li>The\u00a0regional registration number, issued by the tourism registry of your Autonomous Community (e.g.,\u00a0<em>VUT\/MA\/XXXXX<\/em>,\u00a0<em>HUTB-XXXX<\/em>).<\/li>\n<li>From\u00a01 July 2025, a new\u00a0national property registry code (NIU), issued by the Colegio de Registradores, will also be compulsory.<\/li>\n<\/ol>\n<p><strong>How to Obtain The New National Property Registry Code (NIU)<\/strong><\/p>\n<p>Visit the official\u00a0<strong>Colegio de Registradores<\/strong>\u00a0website:\u00a0<a href=\"https:\/\/sede.registradores.org\/sede\/sede-corpme-web\/registro-bienes-muebles\/presentacion-telematica\/bienesmuebles-nra\">https:\/\/sede.registradores.org\/sede\/sede-corpme-web\/registro-bienes-muebles\/presentacion-telematica\/bienesmuebles-nra<\/a>You will need a\u00a0<strong>digital certificate<\/strong>\u00a0or\u00a0<strong>DNI electr\u00f3nico<\/strong> to access the portal and complete the registration. In addition to that, according to Michael Morton, an American ex-pat who has just been through the process, you will need to register with the Colegio de Registadores as a first step. Once registered, you will receive your\u00a0unique registration number (NIU), which must be added to all your listings on short-term rental platforms.<\/p>\n<p><strong>Regional Tourist License in Costa Blanca (VUT) <\/strong><\/p>\n<p>To rent your property for under 11 days, a valid tourist rental license\u2014known as a VUT\u2014is mandatory.
